My wife and I had a fabulous time staying with Bill and his family.
The upper studio has unobstructed views of the city, and is surrounded by lots of interesting Victorian era homes. Bill gave us great instructions on how to get to his place and the setting is very quiet and safe. The 20 minute walk to town is all down hill.
If you like whimsical setting the upper studio is for you. Best for fit couples--stairs are a bit challenging, other rentals have more conventional entry for families and elderly travelers.
Recommended for independent travelers seeking something different.

Quinta Zaragoza is in a prime location in Guanajuato: La Presa, a flat, upscale neighborhood near the lake-like dam. No steps to maneuver... rare in Guanajuato. Bill Byrnes, the owner-host at Quinta Zaragoza, is the kindest, most accommodating person you can imagine. I had already paid the deposit to rent the Garden apartment but had a problem and needed a two bedroom place (both in Quinta Zaragoza were already taken). Bill suggested several options and worked with me, including holding the Garden apartment for me until I notified him that I had found another place. And then -- ultimate kindness -- he refunded my deposit! Although we did not stay there, we have friends who did and loved it.

We were pleasantly surprised that the owner waited for us when we arrived late on July 5, 2013. His place is snuggled up on a narrow quaint 'callejon.' His home and the apartments on his property have been remodeled in the traditional Mexican colonial style with a very interesting architectural features (i.e. towers that hark at the 'morron' towers in Old San Juan). The rooms were clean and well supplied with TV and internet access. Since both my husband and I have bad backs having the bathroom in the first floor as opposed the the second floor where the bedroom was located was difficult. Bill was kind enough to give us another apartment with the bathroom and bedroom on same level but we had difficulty getting warm water. Bill remedied the problem each day lighting the water heater. He apologized for it. All in all the stay was pleasant, the price right, convenient stores and restaurants were close to his location, as well as a pharmacy, and internet office. We were in proximity to downtown Guanajuato which was a leisurely walk that my husband and I made each day. On our return from downtown we walked or took the bus. We recommend Bill's place and would stay there again!

Old Main and Upper Studio

We rented Old Main and our friends stayed in Upper Studio. Old Main has large living room and full kitchen so we could sit in the kitchen and have our coffee before leaving for the day. King bed was very comfortable and also had a twin bed in other area. Upper Studio has 2 double beds, kitchen, living room and quite cozy. Very quiet at night. Safe to park the car.

Enjoyable stay in Old Main

One of 3 unique apartments in the Quinta Zaragoza complex, Old Main, although not quite as stylish as Upper Studio or as charming as the Garden apartment, is very spacious yet cozy, with lots of places to sit and relax during your stay. It is airy with plenty of lighting and has an amazingly comfortable king-size bed. The linens were great, including complimentary robes and the biggest, fluffiest bath towels we've ever had in a Mexican vacation rental! There was plenty of hot water for showers. The kitchen is fairly large with a sit-down table and full-sized appliances. Bill was a friendly and accommodating host, making sure we got connected on wi-fi, etc. There is a washer/dryer on site which is really convenient. Quinta Zaragoza sits about 75 meters from the local bus stop from which you can take a bus (5 pesos) from the serene La Presa neighborhood to the the hustle and bustle of the Centro. Alternatively it is a leisurely 20-minute stroll down, and an easy taxi ride back up in the late evenings. For those that don't like or can't navigate lots of steps, you will enjoy a flat walk to Old Main. There are a few restaurants in the area, tiendas, some unique architecture, and a lovely little park nearby. The only downside - we missed having a view (but the apartment is adjacent to a pleasant sun-filled courtyard), there were a couple of electrical outlets in need of repair, and the bathroom could use a bit of an update. Bill does not raise his prices during Cervantino, which is unusual for Guanajuato, and he did offer a discount for our extended stay. Extra added treat - meeting Bill's lovely wife and adorable 3-year old twins!

Would have been perfect if I was able to stay longer...

First of all I would like to say that the owner of this property was very helpful during all the reservation process. He sent us several e-mail with all the useful information, well detailed instructions on how to get there, etc. The property is gorgeous, even the patio or terrace smells beautiful because of all the plants and flowers. We went to Guanajuato for a wedding and reserved all the 3 units, Old Main, Uper Studio and the other one that I don't remember the name. All three of them are very comfortable, very clean. We really wanted to spend more days there, but we had to cut our trip short. I certainly look forward to go back some time.

Great location, unit and host

Had a great time staying at Bill's one bedroom apartment. It was a much better deal than found in a hotel. It was very roomy, comfortable, attractive and, as an added bonus, was at the bottom of the hill, not the top. I enjoyed walking around the hills but was glad I didn't have to do so every time I stepped outside.
Bill was a very helpful and friendly host.
The neighborhood is on the opposite side of town from the tourist places which I liked. It was quiet and had a good restaurant, park, and coffee shop nearby. The main tourist area was only a 15 minute or so walk away or you can easily grab a bus or cab.
The only gym that I could find in the main area of Guanajuato is just two blocks up the hill and only charges 45 pesos per workout.

I stayed in the Garden Studio for a month, while taking graduate courses. It was as quiet as any place in Guanajuato can be and the perfect spot for me to carry out my studies. I liked the distance from the center, as the center can be pretty noisy at night. The walk to the center is 20-25 minutes, all flat ground, pretty atypical for GTO. There is a beautiful dam (Presa de la Olla) only about 5 minutes, and there is a lovely park on the way. The garden was the best part- full of flowers and lush plants, pretty blocked off from the neighbors' view. The fridge and hot plate in the kitchen were enough to meet my needs, especially since I really didn't have time to cook. The bathroom was nice- stone counter, nice tile work and the shower always had hot water. Bill worked hard to make sure I had internet while I was there, which was a must for my studies.

Bill was a lovely host-responsive and friendly. There was a minor issue connecting to the internet and he dealt with it immediately. He's easy to talk with and very available.
The apartment was thoughtfully equipped, clean and tastefully decorated. The location is easy to access--no hills to climb and right near the bus stop. There were markets nearby so it was easy to pick up groceries/snacks on the way home from town.
It's about a mile from the historic center which really isn't all that far, but I got spoiled staying right in the center. I found that when I got home, I usually didn't go back into town.
The bed was comfy, the shower a good size with great water pressure. My only wish of different amenities would be a gas stove top since I like to cook and the electric stove top was a bit awkward at times.
I'd definitely recommend Bill's place for your stay in Guanajuato and I'd love to come back!

Confortable y tranquilo
El apartamento Old Main ofrece tres grandes cuartos, un rincón de lectura sobre un solo nivel así y una pequeña terraza agradable parcialmente sombreada para comer o leer. Todos los servicios son incluidos y el propietario Bill Byrnes es muy servicial. A 50 metros de la casa, encontramos una tienda de ultramarinos, una farmacia, un banco y una parada de autobús. Viví tres meses agradables en este apartamento tranquilo y confortable.

A Wonderful Two Weeks in Guanajuato
Bill Byrnes is an exceptional host - always ready to help with advice and directions. This was true before, during and after our stay (when we left some items that had to be sent). The apartment is small and dark, but a very good value. Eating meals in the garden was delightful. We loved the area - away from town so it was relatively quiet. And no hills or steps to climb! We enjoyed walking into town every day and the bus stops almost at the door.
Response from Bill Byrnes - Owner 03/21/2013 This review refers to our smallest apartment, Garden Studio - and studio it is at about 300 sq ft. The window in the main room of the studio is north facing and the room is partly wood paneled. Based on this review we will add additional, dimmable lighting. The kitchenette is well lit as it is under a full translucent ceiling, the bathroom is large for a rental of this size and the garden area is, as the reviewers mention, great for al fresco dining. Garden Studio is perhaps the 2nd or 3rd least expensive vacation rental in Guanajuato.

Great view, location, and splendid host
We rented our place for a few months and have been overwhelmed by the location, our view from the deck, as well as the attentiveness of the owner. The place is located just far enough out of the center of town to be a quiet place to relax but close enough to walk in to town in 15 minutes. It is a place we would certainly recommend to anyone coming to town for just a few days or a few months.
The owner, Bill, is a great host ready to answer any questions and always responsive to any needs. We could not be happier.

Cozy with a nice garden terrace
We rented the garden terrace for a week while on business. The Quinta is half a block from the main street in la Presa which is a working neighborhood. Lots of traffic in the morning and afternoon but quiet in the evening and weekends. Parking was easy as long as you do not return midday as office workers fill every space available. Many residences have a hike up a callejon (narrow walking path/alley) but this rental is at main road level. Internet connection was good but a little spotty. Just ask Bill and he will assist. There is a washing machine and dryer for guest use.
The water pressure and hot water are plentiful. The kitchen is well stocked with a new fridge, coffee maker and microwave. Fresh orange juice is available at the corner market half a block away. The bus stops at the callejon and is a 5 peso (40 cents) ride into the centre.
The quinta is quieter than staying in the centro where parties and many barking dogs can keep you up.
There is no view but we felt the quiet location and distance to the main road was a more important trade off.

A Month of Pleasure
Little did I know what a great experience my month in Guanajuato would be. Culture, sophistication, friendly people, fabulous reasonably priced food, & a most special place to stay.
The 4 bedroom, 2 1/2 bath home far exceeded my expectations especially the roof top patio.
My host Bill Byrnes could not have been kinder or more helpful. Location was ideal & the area perfect for a relaxing visit. Lovely area with magnificent properties added to the enjoyment.
I would recommend this rental & Guanajuato to all.

Who says not spectacular?
We stayed with Bill and his family for a week, in a very private apartment with all mod cons to make the visit a pleasure. Located just off Paseo del Presa, quiet, but easy access to centre of town via bus or walk. People in Guanajuato are very friendly and happy. Museums extremely interesting and many excellent restaurants. Would recommend Bill's rental to anyone.

Very, very happy.
I stayed in the Old Main apartment for one month in November/December 2012. The apartment was great, wonderful distribution of space so that I didn't feel crowded when my family came to visit. The apartment is tastefully decorated, with a really comfy king sized bed. I like to cook, and the kitchen had everything I needed in it. One of my very favorite things about the place is the location - as a student in Guanajuato years ago, I lived near la Presa, and the apartment's location at the base of the Presa was perfect - the bus even stopped almost at the front door. No callejones and long winding staircases to climb, either... Bill and his family were very welcoming hosts, always ready to help out and provide support. I'd go back in a flash.

Nice quiet place in La Presa
We had difficulty finding a place to stay for one night in Guanajuato for an early flight the next morning. Bill really helped us out because, even though his regular rentals were full, he was able to provide us with alternative accommodations, and set us up with a ride to the airport. The house we stayed in was large, clean and quiet. 5-7 minutes by taxi to el jardin, and a straight shot out to the airport. If you are looking for a nice, quiet place away from the bustle of the center, this is a very good choice.

Comfortable, Secure and Well-situated
We rented the upper suite for July. The two-floor layout was terrific and we especially enjoyed the summer nights on the balconies looking over this vibrant and visually rich city. We always felt safe and secure.
The owner lives on site and so if there are any problems, he is quick to respond. The internet access was a big plus. We had hoped to do more cooking but the kitchen was quite basic. In the end we chose to eat at the many very reasonably priced and tasty dining options in town. This made it more of a holiday for us. The owner Bill Byrnes is communicative and friendly with excellent suggestions and recommendations for newcomers to town. We were able to walk from the location to most places without having to scale hillsides and stairways which are part of the city's charming topography.

Great studio like apartment with nice patio and hosts
We stayed at Bill's ground floor cottage for 4 nights in May 2012 during our visit to Guanajuato. The unit is very nice and I don't think the website pics do the place justice. It's got a small kitchenette with small fridge, microwave, coffee maker and two burner stove. We didn't really cook while there but did do breakfast and had everything needed.
The living room/bedroom is a single room with a Murphy type bed that was quite comfortable. Bathroom was nice size, good water pressure, good hot water.
We enjoyed having the patio right off the kitchen as we were traveling with our small pet and this made it convenient for us.
Bill provided several suggestions for restaurants and things to see which were very much appreciated. He also went above & beyond when our car battery died. He took us to a mechanic and helped us get the car back running.
The location is a nice 15 minute walk into town and on a nice street that was relatively quiet. There were several small convenient stores very close by as well as restaurants in walking distance. The bus that goes to/from town was a mere 30-45 second walk across the road. We think we may have liked staying in the Centro area better, but really don't know...we have heard being downtown is very noisy.
This place was excellent for our short term stay!

Our Second Home in a Wonderful City
This is our sixth time renting an apartment from Bill. Why do we keep coming back?
Well first off, where else can you have a bedroom with a panoramic view of homes clinging to the hillside in the distance and a balcony with a views of mountains and of the city as it stretches down the valley. We can enjoy the morning sun coming over the mountains as the rays shine through one of our many large windows.
We are able to make a comfortable home in the safe, quiet neighborhood of La Presa, near to parks, food shopping and one of the best restaurants in Guanajuato, just a short walk up the road. One can safely walk to the 'dam' area to catch a very Mexican ambiance of open air food stands and picnicking. And when we hit something very Mexican that we can't understand, our landlords and now friends Meow and Bill Byrnes help us to find the answer and advises as to how to proceed.
As we have enjoyed our apartment so much over the years, we have returned this year for six months. We are part of an interestingly designed complex with lovely architectural details, within walking distance to the Embajadoras Market and the centre of the city. We can get around by foot, direct bus or taxi and unlike many apartments in Guanajuato. we do not have to climb numerous steps to get to the complex.
And we now have a bonus of the Byrnes' little ones waving and blowing kisses as we go by.

As a consultant who spends between 35-40 days every visit to Guanajuato, a hotel and eating in restaurants is not an option for me. Thus, in October of 2010, as I was going to start an engagement with the University of Guanajuato, I asked my wonderful wife to find a comfortable, clean and safe furnished apartment in the city of Guanajuato. Through the Internet she found several Guanajuato rentals.
Late that October, I visited with Bill who showed me his Garden apartment. I fell in love with the apartment, the whole property and the neighborhood where it is located, just 200 yards from the governor's palace...Convenient, spacious and very safe!
Since November of 2010 I have spent more than six months in this wonderful place. Bill and Meow his wife have become very dear friends. I am also the Tio (Uncle) to Leah and Geo the one year old twins of Bill and Meow.
Every time I come back to this marvelous city, and I do it often enough, I can only think of staying at the Garden apartment. This is my home in Guanajuato - no other place can compare. So, whether you are planning to spend a few days or a few weeks or even few months in Guanajuato, stay with Bill and his family in this wonderful place...Enjoy!!
